The Residential Lettings Division of Wilkins Hammond provides tailored services for residential Landlords, designed to meet their individual requirements.
Based at the town centre offices of Wilkins Hammond in the market town of Chesterfield, we offer our Clients a Tenant Finding Service, a Letting Service or a Full Management Service.
The principal Client Services offered can include:
- Finding a suitable tenant.
- Marketing via town centre premises, mailing list, e-mail enquiries and website.
- Provision of a “To Let” Board.
- Obtaining Applicant Status References.
- Drawing up Tenancy Agreements.
- Signing the Tenancy Agreement on behalf of the Landlord.
- Collecting and holding a Security Bond against the obligations of the Tenant.
- Compiling a detailed Inventory and Record of Condition.
- Collecting the Rent on either a weekly, calendar monthly or quarterly basis.
- Accounting to Clients on either a calendar monthly or quarterly basis.
- Arranging for repairs on behalf of Landlords, with prior consent.
- Obtaining estimates and discharging invoices for repairs.
- Regular interim inspections of occupied properties.
- Administration of Tax Information for Overseas Landlords.
- Regular Rent Reviews.
